The recent years of recession and recovery have taught us a new process, one of applying as much creativity to documentation, budget resolution, and construction as we do design. This attitude is simply a desire to support the vision we help our clients develop in the initial phases of a project. To achieve this, we have learned as much as possible about the construction process so we are able to take advantage of efficiencies and stretch project resources further. Often we are partners to contractors such as in design/build and managed design processes. We seek to leverage what we have learned in these delivery methodologies to offer our clients the best possible process.

A project isn’t just the “what” its looks, but the “how” as well. In recent years, means and methods have become more important to high-performing buildings than choice of manufacturer. The prevalence of envelope testing standards illustrate to us the desire on the behalf of energy code officials to make universal what were formerly a strong set of performance standards, previously available only to institutional clientele.

We begin each project with a kit of parts describing the program components that fit within the cost model. Unit plans and site strategies follow immediately and organically. Our use of metrics have given us an understanding of applying the cost model to both programmatic requirements and aspirations to achieve a building and site that is not just satisfactory, but delightful.
